  1. What do I need to start a project with FMT?

    For the first conversation, share the location, project type, required spaces, expected budget, and any available plans, sketches, or photographs. This helps us understand the scope and prepare the next steps.

  2. What are the stages of an architectural project?

    We work in phases: assessment and concept, schematic design, construction documents, budgeting and contractor negotiations, construction, and handover. The exact scope is agreed before work begins and depends on the selected service.

  3. What documents will I receive?

    Depending on the scope, we provide architectural and technical drawings, visualizations, specifications, a construction budget, and purchasing schedules. Each document supports clear decisions and accurate construction.

  4. How long does it take to design and build a house?

    Timing depends on size, complexity, permits, and site conditions. As a reference, a house in Merida may take 12 to 14 months for the complete process. We prepare a project-specific schedule after the first meeting.

  5. Can FMT also manage construction?

    Yes. We can provide the architectural project only, or add construction supervision and direct subcontractor management. Our proposal clearly states the responsibilities included in each service.

  6. Do you work outside Merida?

    Yes. The studio works primarily in Merida and the Yucatan Peninsula and can evaluate projects in other locations. Feasibility depends on the site, scope, and required logistics.

  7. How is the project cost determined?

    Fees and the construction budget depend on area, complexity, level of detail, and requested services. After learning about the site and your needs, we provide a proposal covering scope, timing, and fees.
