Who we are

FMT is an architecture and interior design studio founded in Merida, Yucatan, in 2015 by architects Zaida Briceño and Orlando Franco.

Our work begins with a simple idea: to create functional spaces that celebrate the beauty of what is essential and respond honestly to people, climate and territory.

Throughout our practice, FMT projects have been recognized by architecture platforms and awards including the DNA Paris Design Awards, Dezeen Awards, Premio Habitat and Premio Noldi Schreck, and featured in publications such as Dwell Magazine, Architectural Record and Architectural Digest.

Every project is developed through a close and rigorous process that brings together design, detail, functionality and construction oversight.

Our approach

We understand architecture as more than a matter of style. For us, it is a bridge between people, space and nature.

We design places meant to be lived in: spaces for resting, gathering, contemplating the surroundings, working, sharing and building memories.

Each project seeks its own identity through carefully considered proportions, honest materials, attention to detail and solutions adapted to its site.

The result is clean, conscious and timeless architecture that reflects each client’s way of living without losing its relationship with context.

What we do.

We guide architecture projects from the earliest ideas through development and execution, integrating design, scope definition, budgeting, coordination and construction oversight.

We primarily work on residential, commercial and cultural projects, as well as the transformation of existing buildings in Merida and across the Yucatan Peninsula.

Residential Architecture

We design houses and residences in Merida and Yucatan around the climate, the site and the way their inhabitants live. We develop each project from the architectural concept through construction support.

Commercial Projects

We develop restaurants, cafes, offices, hospitality spaces and other commercial projects where architecture, user experience and brand identity work together.

Renovation

We transform houses, buildings and existing properties to meet new needs, preserve their character and give them a contemporary life through design.

Interior Design

We design interiors that are coherent with the project’s architecture, carefully considering layout, materials, lighting, furniture and details to create functional, consistent spaces.

Master Plans

We develop planning and design strategies for larger sites, housing complexes, developments and mixed-use projects, defining relationships between architecture, landscape, circulation and future growth.
