How much does it cost to remodel a house in Merida?

The honest answer is: it depends. But there are concrete variables you can review before speaking with any architect.

The question almost always comes up in the first five minutes of any meeting: how much will it cost to remodel my house?

It is a fair question. It is also the hardest to answer without seeing the property, because the cost of a remodel depends less on the size of the space than on its current condition.

A 150 m² house may only need new flooring and a coat of paint. Another house of the same size may require slab leveling, a complete replacement of plumbing systems and wall reconfiguration. They measure the same. Their budgets have nothing to do with each other.

What we can say is this: in Merida, the cost per square meter for remodeling ranges from $14,000 to $25,000 pesos, depending on the scope. Finish work such as floors, paint and ceilings falls in the lower range. Structural interventions or layout changes move toward the higher range.

Three things affect the final cost the most. The first is the initial condition of the property. Old houses in downtown Merida have charm, but they also often have 1970s systems that must be completely replaced. The apparent savings of buying an old house can disappear if a technical review is not done before signing.

The second is the real scope of the project. There is a difference between wanting a space to "look nice" and wanting it to work better. The first objective is predictable in cost; the second can uncover problems no one suspected.

The third is the chain of decisions during construction. Every change made once construction has begun costs two to three times more than planning it from the start. Not because of anyone's negligence, but because it implies demolition, wasted installed material and lost time.

When FMT Estudio develops a remodeling project, the process includes surveying the property, a layout proposal, material selection, technical specifications and construction supervision. The project is not an additional expense within the budget: it is what keeps the work from getting out of control.

Remodeling without a project works for a small and very specific intervention. Once there are system changes, spatial reconfiguration or structural work, the probability of cost overruns without technical direction rises considerably.

If you have a property in Merida and are thinking about remodeling, the first useful step is a diagnostic visit. Not to commit to anything, but to understand what the space has and what it truly requires.
